Hong Kong International School (HKIS)

HKIS families typically live on the Southside (Repulse Bay, Stanley, Tai Tam). The commute from Kowloon is long. The HK$3M debenture is optional but has traditionally been linked to improved chances.

English Schools Foundation (ESF)

Chinese International School (CIS)

YK Pao has strong brand recognition in mainland China. The temporary Yau Tong campus may not suit all families geographically, but the permanent Kowloon Tong location is in a well-established school district. As a founding cohort, places should be available.

North London Collegiate School (NLCS) Hong Kong - Opening 2026

Nord Anglia International School - New Sixth Form Centre - Opening August 2026

Harrow International School Hong Kong

German Swiss International School (GSIS)

ISF Academy

Canadian International School of Hong Kong (CDNIS)

VSA's Deep Water Bay location is beautiful but somewhat isolated. Consider the commute. Fees are competitive relative to other full-IB schools.

Stamford American School Hong Kong

The debenture is being phased out on a declining scale (HK$300,000 in 2025-26, reducing to zero by 2031-32).

The waived application fees and declining debenture suggest Stamford is a school that's still building to capacity. This means places are likely available across year groups right now.

Yew Chung International School (YCIS)

YCIS's Kowloon Tong location puts it in one of Hong Kong's best-connected school districts. If bilingual education with a values-based approach appeals, this is a solid option.

The Harbour School

Where to Live: Neighbourhood Guide

Hong Kong is compact but divided by water, mountains, and tunnels. Your choice of neighbourhood will almost always be driven by which school your children attend. Cross-harbour and cross-tunnel commutes during rush hour can be unpredictable.

Southside (Repulse Bay / Stanley / Tai Tam / Ap Lei Chau)

The traditional home of American and international school families, particularly HKIS. Repulse Bay and Stanley offer beach lifestyle, village atmosphere, and a strong international community. Central location with spectacular views and walking distance to Central, but expensive with apartments that can feel small for the price. Steep terrain, no direct MTR station, and rush-hour congestion heading to tunnels.

Pok Fu Lam

A quieter, leafy neighbourhood on the western side of Hong Kong Island. Close to the University of Hong Kong. Larger apartments and houses at slightly lower prices than Mid-Levels. Colonial heritage buildings alongside modern developments. Cyberport is nearby with co-working spaces and family-friendly facilities.

Pok Fu Lam offers a good balance between access to multiple schools and a quieter residential feel. It's popular with families at Kellett, ISF, and GSIS.

Kowloon Tong / Ho Man Tin

A refined residential district on the Kowloon side. Known as one of Hong Kong's top schooling hubs. Tree-lined streets, low-rise buildings, and a suburban feel within city limits. Both neighbourhoods have good MTR access (Kowloon Tong station is on both the Kwun Tong and East Rail lines).

Spacious by Hong Kong standards with multiple schools within walking distance and good MTR connections. Less exciting for nightlife and dining, and school-run traffic can be heavy.

Discovery Bay

A unique car-free residential community on Lantau Island. Families get around by foot, bicycle, and golf cart. Connected to Central by a 25-minute ferry. Strong community feel. Discovery College (ESF) offers a full IB programme.

Car-free and safe for children with a strong community and beach lifestyle. The ferry commute is scenic and reliable, but the schedule dictates your social life. If your school isn't in Discovery Bay, the commute is difficult.

Sai Kung

Known as the "back garden of Hong Kong." Scenic beaches, hiking trails, and a village-town atmosphere. Village houses offer significantly more space for less money than Hong Kong Island. The new Tseung Kwan O-Lam Tin tunnel has improved access to Kowloon and Hong Kong Island.

Beautiful natural setting with significantly more space for the money and a strong international community. But far from most schools - commute to Hong Kong Island can be 60-90 minutes.

Tuen Mun / New Territories West

Tuen Mun is where Harrow is located. Significantly more affordable housing, with larger homes and more space. A realistic option only if your children attend Harrow or you work in the New Territories.

Affordable and spacious with beaches (Gold Coast, Castle Peak), but very far from Hong Kong Island (60-90 min) with limited international social infrastructure.

Understand the debenture system. Hong Kong's international schools have traditionally required large upfront payments (debentures) that are typically refundable (without interest) when your child leaves. The trend is shifting - several schools (including Kellett and Stamford) are replacing mandatory debentures with smaller annual capital levies. Always clarify whether a debenture is mandatory or optional, and understand the refund terms.

Apply early and apply broadly. The most competitive schools (HKIS, ESF, CIS, Kellett) have application windows that open 12+ months before the start date. Apply to multiple schools simultaneously. ESF's central application window is 1-30 September for the following August.

Visas for dependants. Children can attend school in Hong Kong on a dependant visa - no separate student visa is required. Eligible sponsors include those on GEP, Top Talent Pass, QMAS, and investment-related visas. Processing takes 6-8 weeks. Apply well before the school year starts, especially during peak relocation season (June-August).

Founding-year advantage. Schools opening in 2026 (YK Pao, NLCS) are actively recruiting founding families. This is typically the easiest time to secure a place.

ESF is the most accessible top-tier system. With 22 schools and no mandatory debenture, ESF offers the broadest access. Applications are processed in random order - there's no advantage to applying on day one of the window versus day 30.

Consider the curriculum long-term. IB, British A-Levels, American AP, and the French Baccalaureate lead to different university pathways. Think about where your child might attend university before choosing. The new dual IB + A-Level option at Nord Anglia (from August 2026) provides flexibility if you want to delay this decision.

Healthcare. Hong Kong has excellent healthcare. Families with a Hong Kong Identity Card (HKID) can access the public system at subsidised rates (emergency consultation ~HK$400). Most international families use private hospitals - Queen Mary, Matilda, Hong Kong Sanatorium, and Adventist are commonly used. Private health insurance is strongly recommended.

Transport. The MTR and bus network cover most of Hong Kong well, but not all school zones are on the MTR. Many families use school bus services. Cross-harbour commutes add significant time during rush hour. Choose your home based on your child's school, not the other way around.
